Please note above standard pricing is limited to 3,999 sqft properties.

Photos - Properties between 4,000 and 4,999 sqft will be $225.00. Properties between 5,000 and 6,999 sqft will be $250.00, properties between 7,000-9,999 sf will be $300.00, properties exceeding 10,000sf will be $350.00.

Videos - Properties between 4,000 and 4,999 sqft will be $275.00. Properties between 5,000 and 6,999 sqft will be $300.00, properties between 7,000-9,999 sf will be $350.00, properties exceeding 10,000sf will be $400.00.

These prices are due to the additional on-site and editing time as you will be receiving more photos and/or more video footage based off the size of the house.

 

Properties in excess of 3 acres will be quoted separately.

 

Mileage is charged at a fee of $0.655/mile round trip of starting location (Ringgold GA, 30736).

Payment is accepted in the form of cash or check made out to "Case DeStefano" at the time of shoot.
Also currently accepting Venmo and Cash App payments.

 

​Something unique about Dark Side Studio is that there is no additional fee for drone usage. All of the above packages do include drone photos where it is possible (air space restrictions may exist in some locations). Starting April 2023

 

A $75.00 cancellation fee will be charged for any cancellations made within less than 24 notice of scheduled shoot.

Preparation Checklist

​Depending upon the size of the property, expect shoots to take 1-3 hours on-site.
Please be prepared to move around the house as we shoot. 

Exterior 

• Move vehicles out of the driveway, and park across the street

• Declutter the yard, put away hoses, landscape tools, clean up porch/deck

• Hide garbage cans and recycling bins out of view (preferably put in garage)

Interior

• Turn on all lights, including lamps

• Put window blinds down, angled open

• Use the garage and closets for storage, as these spaces are not typically photographed

• Depersonalize the property (remove family portraits, etc.)

• Hide animal related items (bed, crates, dishes, etc.)

• Straighten up as much as possible, including toys: try to prepare the property as you would for showings

Kitchen 

• Clear countertops as much as possible, including food items, dish towels, soap, sponges, appliances, etc. 

• Remove magnets and artwork from refrigerators

• Hide trash cans

Bathrooms 

• Close all toilet lids

• Clear countertops as much as possible, including soap, hand towels, toothbrushes, personal items, etc. 

• Hide all towels and bathrobes

• Remove soaps, razors and loofahs out of showers/bathtubs

• Hide all trash cans
